Course Overview

This 1 credit pass/fail course is designed to enable students to become familiar with the many legal requirements and regulations that have been established by Washington State to govern the activities of real estate licensees.

For those interested in pursuing a Washington State Real Estate Broker's license, please note that:

Before taking the Washington State Real Estate Broker licensing exam, it is necessary to complete a 60 hour Real Estate Fundamentals class as well as a 30 hour Real Estate Practices class (total hours = 90).  This one semester hour class when combined with the 3 semester hour Finance 345 class can satisfy the 60 hour Real Estate Fundamentals class requirement.  Please note that this is only possible if these two classes are combined.  If Finance 345 and 346 are not both taken (so that their credits can be combined), it will be necessary to take an entire 60 hour Real Estate Fundamentals class from a private sector provider in order to satisfy the 60 class hour requirement.

The 30-hour Real Estate Practices class is not offered at WSU but can be taken on line from many private sector providers

The exam is comprehensive, combining material from the 3 credit (45 hour) Real Estate Class (Finance 345) and information that you will read when completing the lessons for this class (Finance 346).  A shortened version of this practice exam can be taken for those students that only wish to practice their knowledge of the material covered in this class.

Assignment Submission
All course work, must be submitted in the course space. For detailed instructions on each assignment submission, please refer to Lessons located in the menu on the left of the screen.  The dates listed on the schedule are suggested submission dates so that students will not need to catch up at the end.  However, assignments can be submitted early if desired.

Make copies of all work submitted to guard against loss of originals in transit. Keep all copies and graded/returned work until a grade has been posted for the course.

Comprehensive Final Exam

The online final exam for Finance 346 consists of 50 multiple-choice questions created from the material you will read in this class.  You have 3 hours (180 minutes) in which to take the exam. The exam covers RCW 18.85, RCW 18.235, and WAC 308-124. The other material in the practice licensing exam (Assignment 9) is not covered by this exam. The exam is open book and open notes. Before you may take this exam, you should have completed all assignments. Your grade for the final exam will be available in the course space. Select 'My Grades' in the menu on the left of the screen.

Detailed Licensing Procedures (for those interested in obtaining a Broker's license)

The Washington Real Estate Broker License Exam
The Washington Real Estate Broker License Exam will test your knowledge of real estate fundamentals that are gained through the sixty clock hours of instruction covered in both Finance 345 and Finance 346. If you plan to take the licensing test, you should be familiar with the material from the booklet, The Law Relating to Licensing of Real Estate Brokers and Managing Brokers, and the text used in your Finance 345 class.

Current state law allows you to wait as long as two years after completing the ninety clock hours of pre-licensing education to take the Broker exam.  However, it is strongly recommended that you take the Washington State Real Estate Broker License Exam as soon as possible after you have completed the sixty clock hours of Real Estate Fundamentals and thirty clock hours of Real Estate Practices.
Many private sector vendors offer both the Real Estate Practices class and sets of pre-test review questions.

The Washington State Department of Licensing charges a fee for the Broker License Exam.  For the most current information about testing dates, times, locations, and fees, refer to the Web site for the Real Estate program of the Business and Professions Division of the Washington Department of Licensing

The Washington State Real Estate Broker License Exam has both a national section and a state section. An applicant must pass both sections separately with a scaled score of 70 percent or higher on each section. A failure to score 70 percent or higher on either section constitutes a failure for the entire exam. After passing the state exam, you have one year to apply for a license or you must retake the license exam in order to apply.
